Land details

These land plots are a great size and shape, designed to be usable completely. As you can see above the two smaller plots are approximately 19m wide and rectangular. This is perfect for using the whole plot efficiently, either for a single house and large garden, or even two houses. Added to this the land has great flat road access, no difficulty in coming and going here!

The land is very flat and also in the yellow planning zone area. This means that you could potentially make a building up to 1,000m2 of interior size, so even a hotel would be potentially possible here. Generally most people dont build 1,000m2 buildings, we get it! Probably more interesting to you is the fact you can use a 70% footprint (i.e. 70% x 500m2 = 350m2) and 12m in maximum build height. So, lets say 12m allows for 3 floors plus roof – 3 x 350m2 = 1,50m2 – doh! Now we are back to our 1,000m2 building!

Of course you dont need to use all the 70% footprint (in one building or at all), you dont need to build 3 storeys high, but you can see that a lot is possible here.

The access road for the smaller plots is flat and compacted dirt with a government concrete road along the length (50m) of the larger plot. With so much of the larger plot touching the road this lends itself to further sub-division, if required. Three phase  electricity is accessible at each plot. Government water is currently not at the land but a traditional well or a deep well can be added at your own discretion.
